Yes, having a mortgage is where you PROMISE TO PAY PROPERTY TAXES, and gives municipalities authority. RENTING actually gives you more rights, ironically.

Hmmm...Now I'm wondering, if someone buys a property cash and does not obtain a mortgage does this mean that the municipality has no authority and property taxes can't be assessed and/or do not need to be paid?

:o Really? WTF! And yet folks that "own" the property free and clear continue to pay property taxes. My parents in-law are just one example. Another example of why the "majority is always wrong"?

"A land patent is an exclusive land grant made by a sovereign entity with respect to a particular tract of land. To make such a grant patent, a sovereign (proprietary landowner) must document the land grant, securely sign and seal the document (patent), and openly publish the documents for the public to see. An official land patent is the highest evidence of right, title, and interest to a defined area. It is usually granted by a central, federal, or state government to an individual or to a private company. "https://en.wikipedia.org/wiki/Land_patent

I'm thinking it must be granted by the Province/State as any county, region, municipality derives it's authority from the Acts/Statutes that govern them. Am I on the right track?

From what I can tell so far here in the states it's the Bureau of Land Management that handles them. I'm going to keep looking into this. It's definitely something I want to do.

Eli, where you live, yes. It's the BLM for sure. Here, it's s little grey...I can't tell if it has to do with the former Virginia Company administrated by Washington DC or if it's something to do with Massachusetts. I looked into this before Scott.

THIS >>> "It is usually granted by a central, federal, or state government to an individual or to a private company"...bothers me. I smell an application here. If it is discouraged and the state no longer follows it's own rules then I have to wonder if there is a better approach that doesn't involve plreading to your rapist? :/

It's a CLAIM. You have to prove it. THEY are the lawful holder in due course. YOU are the one who is ENTITLED to it.

I claim that there is no mortgage on the property and I have <insert evidence here, most likely Exhibits, including, but not limited to public notice, bill of sale, a paid off mortgage, etc.> to support my claim. No one has an interest in this property, therefore, I wish to receive the Land Patent that you seem to be holding.
